Questions To Ask About Your House Extension

Planning an extension to your home is an exciting prospect,but if you’ve never undertaken the process before, there’s a lot to take onboard. Here are a few of the basic questions to think about, before you appoint a designer or architect.  

Do I need planning permission? 

This will affect the size and type of extension you have, soascertaining what permissions you need should come very early in the process. Mostsmaller extensions will fall under PermittedDevelopment (PD) rights, but the rules are updated quite often, so youshould always check the latest advice.    

If your property is a listed building or in a ConservationArea, you will have to seek permission for most alterations. Otherwise,single and double storey rear extensions within certain limits are permitted,as are small porches and loft and garage conversions in most cases. However,converting a house into flats will require permission.   

 How big should the extension be? 

This depends on what you want to use the extra space for.Even a small extension can create a feeling of more space, for example a sidereturn extension to create a larger kitchen or living area. A side extension that wraps around the house in an L shape will make use of ‘dead’ outdoorspace, without eating into too much of the back garden.    

How do I choose the right architect for the project? 

Unless you have training and experience in the field, youwill need to appoint a designer or architect. Decide what your budget is, andwhat type of work you want carried out.  Look around your local area for similar examples, and ask around neighbours and other contacts if they have any recommendations.    

Also research local practices online, and look at theirportfolio. You may even be able to visit some sites to get an idea what theirfinished work looks like. You can then contact your shortlisted choices to talk through your ideas.
